The Garfield County Housing Authority administers the Community Housing Programs for Garfield County and the Town of Carbondale. This includes the sale of community or workforce housing units in a number of neighborhoods. Please continue reading to learn about how these programs work.
Understanding Community Housing Programs
GCHA advises all interested persons to read through all pages listed under the Affordable Housing tab including the Community Housing Programs that you are interested in. These pages will list explain how their programs work and list key information such as their Guidelines, Area Median Income Limits, the Priorities of their lottery, and copies of Deed Restrictions. Please note that while these programs are similar in how they work, key aspects may differ such as income limits, affordable housing rentals, and how the categories of the lotteries are set up.

Understanding Deed Restrictions
Deed restrictions are stipulations written into a property’s deed that outline conditions, covenants, and/or restrictions for the property. All homes listed for sale or as a rental through the Community Housing Programs are Deed Restricted. Please CLICK HERE to read an overview of understanding Affordable Housing and Deed Restrictions.
Email Notification List
When a new home is listed for sale and posted to our website, an email notification will be sent out to all interested persons. The email will note the address of the home and the Housing Guidelines it falls under. At this time, all interested persons should go to our website, under the Affordable Housing tab, go to the Current Housing for Sale page and follow the directions listed on the page.
